VANDERPUMP Rules' Brock Davies has granted wife Scheana Shay sole ownership of their new $2.5M Sherman Oaks home, The U.S. Sun can exclusively reveal.
The home purchase comes less than a year after she bought a $1.2 million townhouse in Marina Del Rey.
The new abode, located in Sherman Oaks, has five bedrooms, five baths and over 3,800 square feet of space.
Scheana, 38, took out a $1,999,999 30-year mortgage on the house that sold for $2,535,000.
According to real estate records, the deed was signed on January 18, 2024, and a few days later, Brock, 33, signed over his rights to the home.
The Interspousal Transfer Grant Deed, obtained by The U.S. Sun, shows that Scheana's husband agreed to have the property as her sole and separate property.
The U.S. Sun spoke with a Los Angeles-based family law attorney who said that this specific legal document could mean that the couple is bankruptcy planning or divorce planning since it's not something all California couples sign when purchasing new property.
Attorney Goldie Schon explained, "The interspousal transfer grant deed is just a fancy name for quitclaim deed for married couples.
"Usually when a spouse signs this, it is part of an agreement and a divorce.
"In Scheana and Brock's case, it might be that they're divorce planning."
Although it's speculative, she also explained how it could, alternatively, be bankruptcy planning.
"The person who no longer has the house is the one that files for bankruptcy to get rid of debt," she said.
"So if he's giving her the house, he has to get something back for it.
"It could mean that, down the road, she's not going to ask for spousal support because she's getting the house."
Goldie claimed that the likelihood is that the Vanderpump Rules stars do not have a prenup in place, which is why Scheana wanted the home as her sole property.
However, Brock is gaining some community property in the interim.
"Community interest accumulates even after the interspousal transfer deed because if there is no prenup, then every time she pays the mortgage with community money, the community is gaining an interest; it's just at a slower rate," she reasoned.
The U.S. Sun reached out to Scheana's rep for comment.
SECRETLY SEPARATING?
Although she is not familiar with Scheana's case specifically, the Woodland Hills attorney went on to say that in most circumstances, famous couples could have already prepared paperwork for divorce and don't file until the agreement is signed.
"There's no way that you would be giving property from one person to the other unless you've already reached some sort of settlement.
"Just because they haven't filed doesn't mean anything. It could mean that they're going to file and then they're going to submit their agreement to the court pretty much at the same time," Goldie claimed.
"Celebrities trying to keep things under wraps essentially file for divorce and their agreement at about the same time.
"It happens a lot when it's a public figure. They don't file until they've already resolved everything and then they file, and then they submit their agreement almost simultaneously."
The U.S. Sun can confirm that there is no divorce filing at this given time.
The couple recently attended the People's Choice Awards together on February 18 and Scheana was wearing her engagement ring.
Another reality couple who appeared to be divorce planning was The Bachelorette's Rachel Lindsay and Bryan Abasolo.
According to real estate records, Bryan filed a Interspousal Transfer Grant Deed in March 2022 to hand over the marital home to Rachel.
He then filed for divorce in January 2024 and indicated that their community property includes their $2 million mansion.
Meanwhile, Scheana's pal Ariana Madix is going through a similar experience with her ex Tom Sandoval.
The now-Broadway star is suing the singer over the sale of their $2.8 million home since he's refusing to sell it.
TROUBLE IN PARADISE?
Scheana and Brock tied the knot in a fairytale wedding in Cancun in August 2022 - one year after legally getting married.
On Vanderpump Rules season 10, she revealed she wanted to get him his green card, especially since they have a baby, Summer Moon, together, so they secretly eloped.
"We know weâre going to be together forever, so we just literally said a couple of words, signed the paper," she told her co-stars.
The pair have not had any major fights on the show until the new season premiered.
In the February 6 episode, Scheana and Brock argued over hiring a babysitter since the Scheananigans host was reluctant to have anyone except family members watch their daughter.
The two argued in front of her mother, Erika van Olphen, after the New Zealand native brought up Scheana's "inability to let things go."
The TV personality shouted, "That's not what it is. Just shut up!"
Brock then fired back, "OCD ⊠Or what is it? Why did you just get so triggered?"
Scheana then burst into tears, replying, "Because sheâs my everything and Iâm not just going to leave her with anyone.
"Iâm saying this is a really big deal for me to bring in someone else to help. Thatâs why I said, 'Letâs start with Tori. Because I feel comfortable with that. Please.'"
Brock confessed to cameras, "I just miss my wife just having a good day. Before we had Summer, we were this juggernaut of getting things done.
"Now for Scheana, day to day simple tasks can become monumental and overwhelming. It is a lot of thought process. The problem is when there are a lot of what ifs, we donât get anything done."
